Terms & Conditions and Cancellation Policy of “Casa Alpina”

These conditions govern all bookings made with Casa Alpina trading as Alpina-Tour di Chunyaeva Tatiana (“Lamington”, “us”, “we”) registered in Aosta under № Rea AO-81718. You (“you“, “the booker“, “guests“) accept these conditions on behalf of all members of your party whether you are booking as a guest or on behalf of others. In addition by visiting or using our website you agree to comply with the Site Terms.

GENERAL RULES

Dear guests, to guarantee everyone an optimal use of our accommodation and a serene holiday, we have a regulation with decades of experience that allows us to deal with peace of mind all the problems that can arise in an apartment.

We invite you to take note of them and respect these few, simple rules!

 

1. Deposit, balance and security deposit

At the time of confirmation of the booking, a deposit is required to be paid on the owner’s account. The balance must be carried out on delivery of the keys.

Dilated payments are not accepted and the keys of the accommodation will only be delivered to the payment of the balance.

Upon delivery of the keys, a security deposit will be paid in cash, whose amount will be communicated to you, on a case -by -case basis, immediately at the time of booking, to guarantee damages made to the property and its content. This deposit will be returned at the end of the stay, after checking the state of the accommodation.

2. Cancellation, Returned Deposit & Non-Arrival Conditions

Guest who need to cancel a booking should contact us as soon as possible.
Deposits already paid are only returned in accordance with the following conditions;
• Cancellation made within 40 days of arrival date = Full deposit refund
• Cancellation made 21 days or less of arrival date = No refund issued, full amount of booking due
• No-Show & Early departure. Non-arrival guests, who are unable to attend or fail to attend for whatever reason forfeit their deposit paid and the full amount of the booking will be due.

It is suggested that booking guests take out appropriate holiday / cancellation insurance where required.

In the rare event we need to cancel your booking with us, please be aware that we cannot be held liable for circumstances beyond our control and that our liability to you is limited to the refund of any payment already made. Any agreed refunds can only be refunded direct back to the bank account the monies were received from.

3. Arrivals and departures

Except for particular requests, check-in is allowed from 16 to 21 o’clock; Not having a concierge service, we ask you to inform us about the arrival time (also of any delays);

At the time of arrival, the guest will have to give us an identity document (ID card only for EU citizens, passport) provided for by current legislation, which will be promptly returned to you. Your data are processed in accordance with the current privacy legislation, the data that is in our possession are exclusively those voluntarily transmitted by users via modules, emails or WhatsApp for the request for the services offered by our apartments.

The departure is by 10:00, except for special agreements taken at the time of check-in. In the event of early departure, it will be the task of the conductor to immediately contact the owner regarding the mode of the return of the property, the verification of the state of the property and the return of the security deposit.

Any damage that the non -compliant return of the property should cause, will be fully borne by the conductor, whatever the cause.

 

4. Linen supplies

The apartments are equipped with bathroom and bed linen, mattresses, cushions cover, sofas and blanket covers.

 

5. Furniture

The apartments are fully furnished. The furniture should not be moved to avoid damage. If the conductor moves the furniture he will be responsible for any damage caused. At the end of the lease, he will still have to reposition them in his place.

 

6. Encliers, pots and kitchen equipment

The apartments are equipped with all the kitchen equipment (plates, cutlery, glasses, pots, etc.). At the end of the stay, what has been provided must be left in the accommodation for the control by the owner, who, in the event of damages (due to improper use) or in the event that it is not fully returned, may request the payment by holding the sum from the security deposit. In the event that the tenant wants to use its own personal equipment, he will have to put the original supply of the apartment back where he had found it upon his arrival.

 

7. Cleaning

The final cleaning is borne by the guest and the cost, in normal conditions of use, is communicated, on a case -by -case basis, at the time of booking.

The kitchen must be left in order, without dishes to wash, the fridge must be empty and clean and the rubbish thrown.

 

8. Waste and separate collection

Separate waste collection. We separate in: plastic, paper and residual waste. The garbage cans are located at the house parking lot.

 

9. Damage

Any damage caused to furniture, supplies, fixed and fixtures of the leased property against the conductor. So please check the accommodation at the time of delivery and report any problems to the owner. Reports regarding the cleaning of the accommodation will be taken into consideration only at the time of arrival. Will not be accepted in any case complaints the following day.

 

10. Prohibition of smoking

In compliance with the hygiene rules and guests who will live the property after you, smoking is absolutely forbidden. If there is smell of smoke when the apartment is released, a new painting will be made to be performed particular and where it was not enough, even a new painting, at the expense of the conductor.

 

11. Immediate reporting or damage

The conductor assumes the obligation to report faults and damage at the very moment in which he becomes aware of it, in order to intervene promptly. Any worsening of the damage due to delayed reporting are borne by the tenant.

 

12. Pets

They are the welcome pets upon booking in writing. The regulation for the acceptance of pets read here

 

13. Children

Guests are totally responsible for the surveillance, safety and safety of their children at any time and place. In particular, surveillance must be maximum in the vicinity of appliances, sockets and electrical equipment, and in case of use of balconies, terraces, elevators and common parts of the building.

 

14. Noise and neighbourhood

Guests are responsible for any behaviours that can cause disturbance to condominiums and other guests. In particular, every harassment noise must be reduced during the night (22.00 – 08.00) and in the hours of after lunch (13.00 – 16.00). The excessive noise is however prohibited at any time and can lead to the termination of the rental contract, the loss of the sum paid for the rent and an extra cost reduced by the figure paid as a deposit.

In the structure there is a ban on organizing parties and/or events upon agreements of all kinds with the owner;

15. Visitors and guests

It is forbidden to introduce guests outside of those specified in the contract.

16. Private parking

The utmost respect is required for the use of any private parking lots. A parking space is available for each apartment. The owner is not responsible for the law of damage to the cars and the things contained in them.

17. Security

Guests are responsible for closing or blocking internal and external windows, in order to guarantee the safety of property from damage caused by “wind strokes” and prevent damage from rainwater. Guests must turn off the lights, fans, appliances, close the gas and taps when these are not necessary and especially when the apartment remains empty.

The conductor and each guest is required to custody of his own personal effects and precious ones left in the apartment; The owner does not respond to their unfortunate subtraction.

18. Turn on fires or barbecues also electric

It is absolutely forbidden to turn on fires or barbecues or also cook with electric vehicles outside the apartment in order to avoid damage and harassment smoke. This behaviour may entail the termination of the rental contract, the loss of the sum paid for the rent and an extra cost reduced by the figure paid as a deposit.

 

 

With the booking of the apartment, it is assumed that the rules of the house are recognized and confirmed.
